Civil Code Article 434

If, owing to gross negligence of the lessee, damage or destruction is caused by fire to the thing leased, the lessee is bound to compensate the lessor for such injury.

租賃物因承租人之重大過失，致失火而毀損、滅失者，承租人對於出租人負損害賠償責任。
