Regulations on Real Estate Appraisal Article 13
The following matters should be investigated on-site to verify conditions of the subject property:1. Verification of the basic data and legal status of the subject property.2. Investigation of current use conditions of the subject property and comparable properties.3. Verification of individual data affecting property value.4. Taking records and photographing necessary pictures in a film or electronic form.It needs to be stated in the appraisal report if the client does not guide the appraiser to the appraised subject and that leads to the boundary of the subject property being unsure or being unable to enter the subject property.

確認勘估標的狀態時，應至現場勘察下列事項：
一、確認勘估標的之基本資料及權利狀態。
二、調查勘估標的及比較標的之使用現況。
三、確認影響價格之各項資料。
四、作成紀錄及攝製必要之照片或影像檔。
委託人未領勘，無法確認勘估標的範圍或無法進入室內勘察時，應於估價報告書敘明。
